Before you've signed your licence agreement
You can cancel at any time. The £99 holding deposit isn't refunded - it's only refunded if we withdraw the booking.
After you've signed
Your licence agreement is a commitment for the full term, so rent stays due until a replacement resident moves in. If you have a guarantor, their agreement still applies too.
As soon as you tell us, we re-advertise your studio and start showing it to people. You're also welcome to find someone yourself at the same time - a friend or anyone you know who'd like it. Anyone taking over will need to be approved by us, complete the usual checks and sign their own licence agreement.
If you've already moved in
A £150 fee covers drawing up the new agreement and cleaning the studio, alongside rent up to the day your replacement moves in. There's no fee if the replacement is someone you've found yourself.
If you haven't moved in yet
There's no fee - just the rent until your replacement moves in.
If you just leave
Leaving, or posting your keys back, doesn't end your agreement. Rent will keep building up, and we may have to recover it through the courts. You'll only owe rent up to the day a new resident moves in.
