Letting them go is a big step. We'll look after them.
Moving away from home - often for the first time - is a nervous time, for parents as much as students. We've been looking after students in Leicester and Northampton since 2011 - 15 years - and we treat every resident the way we'd want our own children looked after.
Each building has a building manager who knows the residents and gets repairs sorted. Our bookings team is based at De Montfort Mews in Leicester, and there's out-of-hours help - Samsic Security for our Leicester buildings, and an on-site security team at The Drapery in Northampton, backed by an out-of-hours emergency and fire alarm response service. You'll see every date and amount before anyone signs, and as a guarantor you can check what's been paid at any time in the Zone app.
If there's anything on your mind, just ask - we reply to every email, and you're very welcome to come and see the studio with them first.
Safety
Is it safe?
Fob or digital key access, and CCTV.
A private studio with its own kitchen and shower.
Repairs followed through, and out-of-hours help: Samsic Security in Leicester, on-site security and emergency response in Northampton.
ANUK / Unipol National Code member and registered with the Property Redress Scheme.
What it costs
One weekly price. No security deposit.
You'll see the exact dates and amounts for the chosen studio before anyone signs. Payments are made by bank - no card fees.
One payment before moving in.
A first payment, then one each term, timed for when student finance (SFE) arrives.

Being a guarantor
Two steps, all online
- Rightmove checksAbout 10-15 minutes
When the studio is reserved, we email you what happens next. Rightmove emails you within 48 hours to confirm your ID and references.
- Sign in the Zone appAbout two minutes
As soon as the checks pass, we email you the guarantor agreement. Confirm your address and sign in the Zone app.
- A copy of everything
Once everyone has signed, the licence and your agreement are in the Zone app - where you can also pay on their behalf if you ever need to.
What Rightmove may ask for
Guarantors normally need to show a yearly income of at least 36 times the monthly rent they're guaranteeing - for example, £27,000 a year for £750 a month.
- Photo ID (passport or driving licence)
- Proof of address
- Recent payslips, or accounts or an accountant's reference if self-employed
FAQs
Questions parents ask us
Is there a security deposit?
No. There is no security deposit at any of our buildings. The £99 paid on booking is advance rent: it holds the studio and comes off the rent.
What is the £99?
It's advance rent that holds the studio - it takes it off the market and comes off the rent. Once it's paid there are 7 days to finish everything: the Rightmove checks, the guarantor (if the plan needs one) and the licence agreement.
It isn't refundable if the booking is cancelled, or if everything isn't finished within 7 days and we need to release the studio - but it's refunded in full if we withdraw the booking.
We don't have a UK guarantor. Can they still book?
Yes - pay in full before moving in, and no guarantor is needed. Or use a guarantor company - common for international students.
Are bills included?
Yes at De Montfort Mews, 8 West Walk, Pannell House, Chetwyn House, 12-16 De Montfort Street, Upperton Road, The Drapery and College Street. Other buildings have a set yearly utility fee, shown on their page before you book.
Can I pay for them?
Yes. Guarantors can pay on the student's behalf from the Zone app, early, in part or in full - by bank, with no card fees.
Can I read the licence first?
Yes - read a sample licence agreement. The guarantor agreement is part of it.
What if they want to leave early?
Before the licence is signed, the booking can simply be cancelled - the £99 is not refunded. Once it is signed, rent stays due until a replacement resident moves in, and the guarantor agreement still applies. We re-advertise the studio straight away, and they are welcome to find someone themselves at the same time.
If they have already moved in, a £150 fee covers the new agreement and cleaning - unless the replacement is someone they found themselves. Cancelling or leaving early.
Can we view the studio first?
Yes - book a viewing in person or on a video call, or walk round now with a 3D tour on each building's page. Parents are very welcome.
